North Central Ohio Real Estate Firm Attains Tiffin Company

new nameBolte Real Estate, a fourth-generation, independently owned company based in Port Clinton, is pleased to announce its merger with Select Realty Group in Tiffin. With four offices currently throughout Ottawa and Sandusky Counties, the merger allows Bolte Real Estate to expand into the Seneca County area and strengthen its presence as a real estate leader in this region of Ohio.

Founded by Ann Bolte in 1936, Bolte Real Estate has maintained its commitment to excellence by taking a personal approach with its customers. With offices in Port Clinton, Clyde, Fremont and Catawba, the company has grown to become the largest independent brokerage in North Central Ohio.

Phillip Bolte and Renee Bolte-Stine, Ann’s great-grandchildren and current owners, bought the company in 2014 and have built a state-of-the-art real estate company while maintaining the family heritage and providing a distinctive personal approach to their business. In 2016, Bolte Real Estate achieved $93 million in real estate sales.

“What excites us about this merger is the opportunity for greater brand recognition throughout the region and access to more tools, training and a larger leadership team,” said Phillip Bolte.

“Also, we feel that our merger will allow us to better help our clients ever growing and evolving real estate needs while also giving back to the communities we represent.”

Co-owner Renee Bolte-Stine is a Tiffin native who graduated from Columbian High School in the early 1990s, along with her husband Cory Stine. “For my family, Tiffin is a part of our heritage so the expansion of Bolte Real Estate into this area is exciting from a business aspect and rewarding on a personal level,” said Renee Bolte-Stine.

Select Realty Group’s office at 23 S. Washington Street will remain open and the only noticeable change will be the name on the building. Owners Fran Andersons and Sara Riesen founded Select Realty in April of 2012 with three agents and quickly grew to be a dominant name in local real estate. Today, there are nine agents who work for Select. Both Fran and Sara will remain in leadership positions once the merger is complete.

Sara Riesen explained that even though the name Select Realty will change, their commitment to their clients will not. “Our team will remain the people that the community has come to know and trust,” she said.

All owners agree that the merger of Bolte Real Estate and Select Realty Group evolved because of a mutual respect among professional colleagues who became friends. Sara explained, “I’ve known Phillip and Renee for a long time but got to know Phillip even better when we served on the board of directors for the Firelands Realtor Association. They were very helpful to us when we began our business, offering advice and support. When the discussion eventually turned to the possibility of ‘teaming up’, it seemed like a natural fit for all of us.”

Philip added, “Our philosophy of working hard, treating people right and having fun will be strengthened by having a larger team across a larger area engaged in the real estate business and committed to our family’s heritage of excellence.”

Tiffin’s real estate services continue to grow

Stepping Stone Realty was started in 2010 by Elaine Thomson, with an office in Upper Sandusky. Over the past six years, Thomson has grown her businesses with satellite offices out of realtors’ homes and in July 2016, she opened an office with two additional agents in the Tiffin Mall.

“We work in Tiffin so often anyway, it just made sense,” she said. “I brought Judy Riley and Greg Sarver on to work with me here and when you have multiple people working so hard and doing such a great job, they need an office.”

Combined, the realtors in the Tiffin office bring more than 35 years of experience to the company. They have sold more than 25 listings in the past year and pride themselves on their availability to customers at any time of day, and on weekends.

“They look out for the client first and foremost,” Thomson said. Riley added, “We work well together because we have the same work ethics and values.”

Over the past year, Tiffin has seen growth in the market of home buying and selling. Listed below are other real estate services new to town:

  • Slate Real Estate – Slate opened their office at 1660 W. Market Street, Suite C, in April of 2016 with three partners; Marcia Focht, Britny Focht and Sara Wingart. Since their opening, they have added real estate professional Mike Martin to their office. Read more.
  • Legacy Title – The newest addition is Legacy Title, a full service real estate title company which focuses on real estate title work and title insurance, and provides expertise in closing transactions and acts as closing agent for many lending institutions. They opened their office at 19 West Market Street, Suite F in August of 2016. Read more.
  • RE/MAX Unlimited Results Realty – Bill and Kelli Jones opened their real estate and auction office at 99 E. Perry Street in December 2015. The office is a full service agency, specializing in real estate listings, farm ground sales, estate auctions, and information for home owners and buyers. Read more.

Relocation and improvements:

  • Select Realty Group – Though not new to Tiffin, this young real estate firm relocated their offices to 23 South Washington Street and renovated the interior and exterior of their new building in 2015. Read more.

Britny Focht

Britny is an Owner & Manager of Slate Real Estate LLC . Britny is a Tiffin native and a Tiffin University graduate with a Bachelors Degree in Psychology and Addictions Counseling. Britny is a member of the National Association of Realtors, the Ohio Association of Realtors, and the Firelands Board of Realtors MLS. Britny prides herself on providing her clients with excellent assistance every time through every step of their real estate transactions. In her spare time, Britny enjoys actively volunteering her time to her community and spending time with her son Jaxon and husband, Todd.

Marcia Focht

Marcia is also an Owner & Manager of Slate Real Estate. An Ohio State grad, after 30 years of teaching and coaching in the Tiffin City Schools she decided to not retire but start a staging business with her sister Sheila called STAGEPLUS, and then began a real estate career with her daughter-in-law Britny. In January of 2016 they opened Slate Real Estate LLC. She lives in Tiffin with her husband Rich and is enjoying being a Grandma to Jaxon and Sebastian.

Sara Wingart

Sara is a Broker/Owner of Slate Real Estate. She was licensed in 1978,and managed an office for 15 years before becoming a Broker/Owner for Coldwell Banker, Hohman Wingart Realtors and later Colwell Banker Tri-Pro Realty. She was on the Firelands Board of Directors for over 15 years, serves on the Professional Standards, Legislative Forums and was the ChairPerson for the Property Management Forum for 2012, at the state level for the Ohio Association of Realtors. She is also Past President of the Firelands Association of Realtors, Community Hospice Care, and Bascom Long Distance Board of Directors. She and her husband Don have two sons, Scott of Tiffin, and Brett of Columbus area, and two grandchildren, Noah and Zora.

The Seneca Industrial and Economic Development Corp. (SIEDC) owns its current building and is seeking property management and tenant recruitment services. Accordingly, it is issuing the following Request for Proposals (RFP) today:

Basic Information

  • Proposal Due Date: August 26, 2015 (30 days from date of posting)
  • Eligibility: Established companies, consultants, brokers or agents
  • Issuer: Seneca Industrial Economic Development Corporation (SIEDC)
  • Property: Bradley Building, located at 19 W. Market St., Tiffin, OH
  • Services Desired: Property maintenance, tenant relations, tenant recruitment, lease negotiations
  • Available: Contact SIEDC for a tour and to discuss current lease agreements and arrangements with tenants

Background

The Bradley Building, located at 19 W. Market St., is a 13,860 square foot office building built in the middle of the last century, originally as a grocery store. It was purchased by the Seneca Industrial and Economic Development Corporation (SIEDC) in 2010 and has had significant renovations since purchased. Additional concrete work and parking lot repair and resurfacing are slated for this year.

The building is divided into five suites (A through E), with Dr. James C. Wilson occupying Suite A (near the street), SIEDC and the Seneca Regional Chamber of Commerce occupying Suite C (two combined suites), Findlay Ear Nose & Throat (Dr. Erik Nielsen et al) occupying Suite D, and Suite E currently vacant (former home of Tender Touch Pediatrics until February 2015).

Updates last year included fence repair, building and fence painting, concrete sidewalk replacement, landscaping as well as several interior repairs. Updates currently scheduled or underway this year include repair and repaving of the parking lots as well as some additional concrete work in front of the offices.

Request for Proposal

SIEDC is seeking a professional to assist with property maintenance and management, as well as tenant relations and recruitment. Please submit a proposal that addresses these services. SIEDC hopes to evaluate the proposals, follow-up with additional information, and interview final candidates at the end of August, with selection by early September.
